If you see a pest control truck roll up next door or your neighbour mentions they’ve got termites, you might wonder ‘should I be worried about termites in my home?’
While you’re right to be concerned, there’s no need to panic straight away. However, the termites next door are certainly your business too. How worried you should be depends on more than just your neighbour’s termite infestation. The type of termite activity, the treatment your neighbours have carried out, how close the buildings are, and the conditions around your own home will all influence the likelihood of termites foraging onto your property. With over 40 years of managing termite infestations across Sydney homes, we know that no two properties present the same level of risk. These are the key factors we assess to determine whether your home is vulnerable to termite attack.
Subterranean termites forage through an extensive network of underground tunnels in search of timber to feed on. Property boundaries mean nothing to termites, as their underground gallery systems can and often do extend across multiple properties. Australia is home to more than 350 termite species, but only around 20 pest species are responsible for damaging buildings. These pest species live underground and continuously expand their foraging territory in search of new food sources. Once a timber resource is discovered, workers recruit other termites from the colony, allowing large numbers to exploit the same food source.
The useful way to interpret “my neighbour has termites” is not simply that termites are confined to the house next door. It means there is at least one active termite colony in the area, and it has found a suitable source of timber. That colony could be nesting beneath their house, beneath your property, inside a nearby tree or stump, under the street, or within another suitable nesting site in the surrounding area.
Subterranean termites can forage many tens of metres through their extensive underground tunnels. While no single distance should be considered a maximum, subterranean termites commonly forage around 50 metres from their nests in search of timber. The genus Coptotermes is responsible for more than 80% of termite damage to buildings in Australia. If these termites have an established nest within your local area and it can reach your neighbour’s house, then it can probably reach yours. Not a very comforting thought.
The best response is to book a termite inspection in rather than waiting until the problem becomes severe enough that you see visible termite damage to your property.
If you’re worried about your neighbour’s termites infesting your home, ask them one simple question:
“Was the colony eliminated, or was the treatment designed to protect the house?”
The answer can provide valuable context about the termite activity next door and how it may influence the risk to your property.
Chemical termite barriers are designed to protect the treated building by creating a treated zone that termites cannot safely cross. While these are highly effective at protecting the structure, they don’t necessarily eliminate the termite colony itself, and the threat to the neighbourhood is unchanged.
Baiting systems work differently. They are designed to target the colony by allowing foraging termites to feed on bait and transfer it throughout the colony. Successful baiting programs usually eliminate the colony, removing the risk posed by that particular colony.
What you want to know is whether the treatment was designed to protect the building or target the termite colony. Our termite barriers and baiting systems page explains the difference. Many people assume that once their neighbour’s termite problem has been treated, the risk has been removed for the whole area. That’s not the case. A termite barrier is designed to protect the building it surrounds; it doesn’t extend to neighbouring properties or provide any protection to your home.
Preventing termites from entering one building doesn’t necessarily eliminate the colony responsible for the attack. If the colony remains active, it will continue to forage through the surrounding area in search of suitable food sources.
This is why discovering termites on a neighbouring property should prompt you to have your own property professionally inspected rather than assuming the problem has been solved.
Some properties are more vulnerable than others when termite activity has been identified nearby.
Semi-detached homes, terraces and townhouses generally carry a higher risk because they may share structural timbers, subfloors or common walls, allowing termites to move through concealed parts of the building once they gain entry. Timber fences, landscaping sleepers, retaining walls and other timber structures can provide additional food sources or concealed pathways between neighbouring properties.
Likewise, old tree stumps, mature trees, buried timber offcuts and other timber in contact with the soil can provide nesting sites or long-term food sources that support termite activity within the area.
Dampness or high moisture is another major factor that increases termite risk. Leaking taps, blocked drains, poor subfloor ventilation, plumbing leaks, and air conditioner condensate discharged against the slab all create damp conditions that are highly attractive to subterranean termites. Garden beds, mulch, paving and other landscaping that cover weep holes or conceal the slab edge don’t attract termites directly, but they can hide termite activity and reduce the effectiveness of a visual termite inspection.
A property with no termite management system, or one installed so long ago that its condition is unknown, may have little or no effective termite protection. Likewise, a home that hasn’t had a professional termite inspection within the past 12 months may be at greater risk of an undetected infestation.
In practice, your neighbour may choose not to have termites treated, may not know what treatment was carried out, or may simply prefer not to discuss it. While that can be frustrating, it’s largely outside your control.
What you are able to control is your own property. You can manage the moisture problems, remove the timber in contact with the soil, maintain regular termite inspections and install an appropriate termite management system. These factors have the greatest influence on reducing your property’s termite risk.
Even so, it’s worth having a conversation with your neighbour. Sharing information about termite activity and the treatment carried out can help both households better understand the local risk and may even lead to coordinated inspections, and coordinated inspections can also save you a little money. If questions arise about dividing fences or legal responsibilities, they are best directed to the relevant authority or an independent legal adviser.
